How the maintenance assessments work:
On 1 January each year, all association members are billed the full annual assessment determined by the budget
adopted during the November annual meeting of the previous year. The amounts and due dates of each owner’s
payments vary with the frequency with which that owner chooses to pay the annual assessment (typically, owners pay
one-twelfth of this amount each month) , as outlined below:
The current (2010) maintenance assessment is $1140, and the following payment plans are available:
Monthly: 12 Payments of $95 due on the 1st day of each month
Quarterly: 4 Payments of $285 due on Jan. 1st, April 1st, July 1st, Oct. 1st
Semi-annually: 2 Payments of $570 due on Jan. 1st, July 1st
Annually: 1 Payment of $1140 due on Jan. 1st of the year assessed.
Please note the due dates above, especially if you pay quarterly or semi-annually. Your payment for three or six months
must be received at the beginning of the period the payment covers, not at the end! Quarterly and semi-annual payments
sent after the 20th of the month in which they are due will be treated as late payments, with the penalties outlined below.
These funds are assessed each year to conduct necessary services for our community including repairs, insurance and
landscaping. If you do get behind in payments on your maintenance assessment, please be proactive and contact the
executive board to make arrangements to pay as soon as possible. While the board hopes to recover overdue
assessments as amicably as possible and will be flexible, penalties for late payments are provided in the declaration
(Article 8.09) and the bylaws (Article 6.6) and these penalties will be enforced if necessary. To allow most owners to pay
their maintenance assessments while others do not would simply be unfair.
